{"id":1312700,"date":"2019-07-22T20:28:00","date_gmt":"2019-07-23T02:28:00","guid":{"rendered":"https:\/\/www.postindependent.com\/bank-offering-soon-displaced-downtown-glenwood-tenants-relocation-help\/"},"modified":"2019-07-22T21:00:34","modified_gmt":"2019-07-23T03:00:34","slug":"bank-offering-soon-displaced-downtown-glenwood-tenants-relocation-help","status":"publish","type":"post","link":"https:\/\/alwaysmountaintime.com\/kske\/local-news\/bank-offering-soon-displaced-downtown-glenwood-tenants-relocation-help\/","title":{"rendered":"Bank offering soon-displaced downtown Glenwood tenants relocation help"},"content":{"rendered":"<figure class=\"wp-block-image p402_hide\">\n<div class=\"caption-container\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/cdn.postindependent.com\/wp-content\/uploads\/sites\/6\/2019\/07\/ANB-gpi-072319.jpg\" class=\"size-large attachment-large wp-post-image\" width=\"620\" height=\"426\" srcset=\"https:\/\/cdn.postindependent.com\/wp-content\/uploads\/sites\/6\/2019\/07\/ANB-gpi-072319.jpg 620w, https:\/\/cdn.postindependent.com\/wp-content\/uploads\/sites\/6\/2019\/07\/ANB-gpi-072319-300x206.jpg 300w\" sizes=\"auto, (max-width: 620px) 100vw, 620px\"><\/p>\n<div class=\"caption-container\">\n<div class=\"caption-container\">\n<div class=\"caption-container\">\n<div class=\"caption-container\"><figcaption><strong>An architectural rendering of the planned new ANB Bank building in the 900 block of Grand Avenue, plans for which are before the Glenwood Springs Planning and Zoning Commission Tuesday night.<\/strong><br \/>\n<\/figcaption><\/div>\n<p class=\"STND-STND BodyText\">Downtown Glenwood Springs businesses that stand to be displaced by plans for a new bank building in the 900 block of Grand Avenue are being offered relocation assistance, according to the local ANB Bank president.<\/p>\n<p class=\"STND-STND BodyText\">That assistance is in the form of free rent starting this past June 1 through May of next year, as well as cash payments for time remaining, should an affected business find a place to move in the meantime, said Randy Diers, community bank president for ANB Bank in Glenwood.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe have been listening \u2026 and as a result we pushed our timeline back,\u201d Diers said Monday of concerns expressed by tenants \u2014 as well as community criticism in general \u2014 about the displacement of seven mostly retail businesses that now lease space in the century-old building at 910 Grand Ave.<\/p>\n<p class=\"STND-STND BodyText\">\u201cBasically, it\u2019s relocation assistance,\u201d Diers said. \u201cWe\u2019re also refunding full security deposits, and giving them the opportunity to remove any fixtures or improvements that they may have put in place.\u201d<\/p>\n<p class=\"STND-STND BodyText\">Architects for what is planned to be a brand new, 9,428-square-foot, two-story ANB Bank facility \u2014 replacing two existing, adjoined structures dating back to 1917 \u2014 go before the Glenwood Springs Planning and Zoning Commission Tuesday night.<\/p>\n<p class=\"STND-STND BodyText\">This spring, several tenants <a id=\"N0x111bb30N0x10f4b00:N0x111bb30N0x114f078\" href=\"https:\/\/www.postindependent.com\/news\/seven-downtown-glenwood-businesses-must-vacate-to-make-way-for-new-bank\/\">expressed concerns<\/a> that the new bank building would come at the expense of what they viewed as prime retail storefront space in the 900 block of Grand, between the White River National Forest headquarters and Vicki Lee Green Realtors.<\/p>\n<p class=\"STND-STND BodyText\">That, as well as concerns about the loss of a historic downtown structure, prompted an <a id=\"N0x111bb30N0x10f4b60:N0x111bb30N0x114f198\" href=\"https:\/\/www.postindependent.com\/news\/veteran-starts-petition-to-convince-anb-bank-not-to-destroy-ww-i-era-building-and-displace-seven-glenwood-businesses\/\">online petition<\/a> that reportedly generated over 1,000 signatures in just two days in mid-May.<\/p>\n<p class=\"STND-STND BodyText\">The P&amp;Z meeting is expected to be attended by many of those who have weighed in on the issue. But the application itself is pretty straightforward in terms of meeting the downtown zoning and design requirements for a new commercial building.<\/p>\n<p class=\"STND-STND BodyText\">No city code variances are being requested, and planning staff is recommending approval of the building project, with a few conditions.<\/p>\n<p class=\"STND-STND BodyText\">One recommendation from the city\u2019s Historic Preservation Commission does call for an inventory of any \u201csignificant artifacts or architectural elements\u201d to be done by the city during demolition of the building.<\/p>\n<p class=\"STND-STND BodyText\">To preserve that history, the commission also asked that the bank consider incorporating any of the salvaged architectural elements from the original buildings into the exterior design of the new building. And, the bank should \u201cconsider including a photo display of the original building in the bank\u2019s interior.\u201d<\/p>\n<p class=\"STND-STND BodyText\">ANB Bank purchased the building in October 2018 and began informing tenants soon after that time that there had been a change of ownership, and later that they would need to make plans to vacate the building by the end of this year. That timeline has been moved forward into the middle of next year, Diers said.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe are hopeful that, with the assistance we have offered, they will be able to find new locations,\u201d Diers said of the affected businesses, which include KC\u2019s Wing House &amp; Sports Bar, Jewels &amp; Gems, Bellini\u2019s Fashion, Glenwood Spa and Nails, Tesseract Comics and Games, CPA Services Pro and the Glenwood Escape Room.<\/p>\n<p class=\"STND-STND BodyText\">One of those businesses, the Glenwood Escape Room, operated by Glenwood Adventure Co., has already found a new location, according to owner Ken Murphy. The business is planning to relocate just across the alley to a building on Cooper Avenue, next to the downtown parking garage, he said.<\/p>\n<p class=\"STND-STND BodyText\">The Escape Room \u2014 which offers different rooms for groups of people to use clues and solve puzzles in order to escape \u2014 won\u2019t move out of the current location until Oct. 31, Murphy said. But renovations will begin in the new space in September.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe\u2019ll have two new rooms, and will be opening up as soon as we\u2019re out of the other facility,\u201d he said. \u201cThe game has evolved since we first opened, and we need to be able to adapt and offer new games and technology.\u201d<\/p>\n<p class=\"STND-STND BodyText\">Diers said the second floor of the new bank building will be leased out for other commercial uses. But, given the second floor location, it would probably be more conducive to professional services, rather than retail operations, Diers said.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe\u2019re retailers, too, in that we are buyers and sellers of money,\u201d he said. \u201cAnything that brings people to a core area, and certainly banking does that, there are repetitive transactions as a result.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe think it\u2019s going to be a positive, ultimately, for the downtown,\u201d Diers said of the planned new banking facility.<\/p>\n<p class=\"STND-STND BodyText\">The plan also includes a larger parking lot on the south end of the new building that will be reserved for bank uses and other tenants during the day, but available for the public to use during non-business hours, he said.<\/p>\n<p class=\"STND-STND BodyText Tagline\"><a href=\"mailto:jstroud@postindependent.com\">jstroud@postindependent.com<\/a><\/p>\n<p> <a href=\"https:\/\/www.postindependent.com\/news\/local\/bank-offering-soon-displaced-downtown-glenwood-tenants-relocation-help\/?\" target=\"_blank\" rel=\"noopener noreferrer\">via:: Post Independent<\/a><\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/figure>\n","protected":false},"excerpt":{"rendered":"<p>An architectural rendering of the planned new ANB Bank building in the 900 block of Grand Avenue, plans for which are before the Glenwood Springs Planning and Zoning Commission Tuesday night.
