Land Title Guarantee Co. has recently begun a handful of new ways to do business.<\/p>\n<p class=\"STND-STND BodyText\">The company in the last week or so has rolled out what it calls \u201ccurbside closing.\u201d The company\u2019s closing team emails purchase documents to a buyer for review. By appointment, that customer comes to a Land Title office to physically sign another copy of the documents. Questions can be answered either via video conferencing or by phone. The buyer signs the documents in his or her car, then hands them to an employee who then has the documents notarized. That takes care of documents that still need a \u201cwet signature\u201d \u2014 putting pen to paper.<\/p>\n<p class=\"STND-STND BodyText\">Katie Kuchler, who manages Land Title\u2019s offices in the Vail Valley, said there\u2019s a system called a \u201cRemote Online Notary\u201d for out-of-state sellers. With that system, sellers can have documents notarized virtually.<\/p>\n<div class=\"row\">\n<div class=\"col\">\n<div class=\"row gspi-donation gspi-donation-mobile p-0\">\n<div class=\"col-xl-4 p-2\">\n<div data-bg=\"url(https:\/\/cdn.postindependent.com\/wp-content\/uploads\/sites\/6\/2020\/03\/PI-logo-white.png)\" class=\"p-0 mt-2 mb-2 h-75 text-center rocket-lazyload\"><img decoding=\"async\" src=\"https:\/\/cdn.postindependent.com\/wp-content\/uploads\/sites\/6\/2020\/03\/PI-logo-white.png\" class=\"logo m-0 p-0 invisible\"><\/div>\n<\/div>\n<div data-bg=\"url(https:\/\/cdn.postindependent.com\/wp-content\/uploads\/sites\/6\/2020\/03\/pi-banner-paypal.jpg)\" class=\"col-xl-8 p-3 text-center rocket-lazyload\">\n<h3 class=\"d-inline mr-3\">Support Local Journalism<\/h3>\n<p><button class=\"btn d-inline\" type=\"button\"><a href=\"https:\/\/www.postindependent.com\/donate\/?utm_source=article&amp;utm_medium=website&amp;utm_campaign=donation&amp;utm_term=&amp;utm_content=mid-article\">Donate<\/a><\/button><\/div>\n<\/div>\n<p><\/div>\n<\/div>\n<p class=\"STND-STND BodyText Subhead\">Signing via video<\/p>\n<p class=\"STND-STND BodyText\">Thanks to a new policy from the Colorado Secretary of State\u2019s office, in-state customers can sign documents via video chat.<\/p>\n<p class=\"STND-STND BodyText\">Marka Brenner of Blue Sky Mortgage said she hopes the move to virtual signatures and document notarization can create some permanent change in the business. That will be especially helpful for buyers and sellers outside the U.S., Brenner said.<\/p>\n<p class=\"STND-STND BodyText\">The current system requires a buyer in another country to go to a U.S. embassy or consulate to have documents witnessed and signed. That\u2019s an onerous process in the best of times, Brenner said. With U.S. embassy facilities shut down in much of the world, the process is even more difficult.<\/p>\n<p class=\"STND-STND BodyText\">Allowing documents to be witnessed via webcam could actually clear the way to do more business with out-of-country buyers, she said.<\/p>\n<p class=\"STND-STND BodyText\">It would be helpful \u201cIf I don\u2019t have to have a Mexican client fly to San Diego (to sign documents),\u201d Brenner said.<\/p>\n<p class=\"STND-STND BodyText\">The state of Colorado currently allows documents to be officially witnessed via webcam. Brenner said she\u2019d like that to continue after the pandemic passes.<\/p>\n<p class=\"STND-STND BodyText Subhead\">Expanding what\u2019s available<\/p>\n<p class=\"STND-STND BodyText\">Brenner said she\u2019d like to expand the \u201cshopping list\u201d of how to close real estate and other transactions.<\/p>\n<p class=\"STND-STND BodyText\">At Alpine Bank, regional president Michael Brown said he\u2019s seeing more business being done without the need for in-person contact.<\/p>\n<p class=\"STND-STND BodyText\">Brown said he\u2019s been impressed with the way title companies and others have been \u201cvery responsive\u201d in how they\u2019re getting business done right now.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe\u2019ve really tried to keep business going and getting transactions closed while working on the safety of our customers and employees,\u201d Brown said.<\/p>\n<p class=\"STND-STND BodyText\">In addition to real estate deals, banks also close loans for business and individual customers.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe\u2019ll continue to close some of those by appointment at the bank,\u201d Brown said. But those in-person contacts are conducted under the guidelines set by local, state and federal authorizes. That includes disinfecting pens after use, he said.<\/p>\n<p class=\"STND-STND BodyText\">While operating in the virtual world has its advantages, real estate and finance are traditionally person-to-person businesses.<\/p>\n<p class=\"STND-STND BodyText\">Brown said it\u2019s \u201calways been preferable to sit down with customers.\u201d Brenner agreed.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe like to be at every closing,\u201d she said.<\/p>\n<p class=\"STND-STND BodyText\">Kuchler on Monday said only three people were in what\u2019s usually a bustling office in Avon.
