And in yet another development, a group of business partners secured the early go-ahead for a new storage facility on Warren Avenue.<\/p>\n<p class=\"STND-STND BodyText\">Bookended by two executive sessions, Wednesday\u2019s meeting was an hours-long marathon with conversations covering everything from a proposed hotel\u2019s architectural designs and parking counts to another developer\u2019s efforts to pull everything together for Fourth Street Crossing, a catalyst project designed to radically remake downtown Silverthorne.<\/p>\n<p class=\"STND-STND BodyText\">On Fourth Street Crossing, last month council had <a id=\"N0x12bddc0N0x12e1060:N0x12bddc0N0x12a8238\" href=\"https:\/\/www.summitdaily.com\/news\/local\/questions-over-financing-delay-rezoning-of-silverthornes-fourth-street-crossing\/\">pushed back voting<\/a> on re-zoning for the project, which covers the entire block between Third Street and Fourth Street fronting Highway 6.<\/p>\n<p class=\"STND-STND BodyText\">The delay was to allow developers more time to line up all of the necessary documents and get council more information about the project\u2019s financing. On Wednesday, council members said they had enough info to rezone the property, and passed it unanimously.<\/p>\n<p class=\"STND-STND BodyText\">Also Wednesday, another set of developers looking to build hotel beside the Hampton Inn on Meraly Way returned to council with a new preliminary site plan. The developers had previously secured the town\u2019s approval when council backed the hotel\u2019s <a id=\"N0x12bddc0N0x12e10c0:N0x12bddc0N0x12a83e8\" href=\"https:\/\/www.summitdaily.com\/news\/new-and-approved-in-silverthorne-town-gives-114-room-hotel-preliminary-ok\/\">first preliminary site plan<\/a> in August. However, after looking at the cost of building it above a new parking structure, the developers decided it wasn\u2019t financially viable and adjusted the designs.<\/p>\n<p class=\"STND-STND BodyText\">Though many of the building features remained in line with the first submittal, the changes were significant enough for the developers to revisit council with an updated preliminary site plan for the proposed hotel, now envisioned to house 119 rooms.<\/p>\n<p class=\"STND-STND BodyText\">Perched atop a hill overlooking Silverthorne, the location couldn\u2019t be more prominent, as the hotel would be highly visible from Interstate 70, the nearby highway and to anyone looping around Lake Dillon on the recpath.<\/p>\n<p class=\"STND-STND BodyText\">Ultimately, council unanimously approved the hotel\u2019s <a id=\"N0x12bddc0N0x12e1120:N0x12bddc0N0x12a8628\" href=\"https:\/\/silverthorne.civicweb.net\/document\/17677\/Preliminary%20Site%20Plan%20for%20the%20Element%20Hotel.pdf?handle=0530E1967A62469A97C47ED909767637\">newest designs<\/a> with a series of conditions that must be met before final approval. Chief among involves parking, as council expressed some concerns about the developers\u2019 proposed ratio of parking spaces to rooms. With that, the town wants more information about how the developers arrived at these ratios, and the developers have proposed commissioning a parking study.<\/p>\n<p class=\"STND-STND BodyText\">Other conditions involve securing a long-term designated fire lane and town staff\u2019s desire to have developers produce a more \u201ciconic\u201d building that incorporates additional characteristics representing Silverthorne\u2019s \u201cmountain environment.\u201d<\/p>\n<p class=\"STND-STND BodyText\">Council members were largely complimentary with the architectural features as presented on Wednesday and left further adjustments to make the building \u201cmore iconic\u201d in the hands of the developers and town staff.<\/p>\n<p class=\"STND-STND BodyText\">Last up, a group of business partners represented by Tim Sabo are looking to build Buffalo Mountain Storage, a conditioned storage facility with traditional storage units behind the main building, on undeveloped land at 375 and 385 Warren Ave.<\/p>\n<p class=\"STND-STND BodyText\">Sabo said he and his partners are a little concerned going forward, as they will need to obtain special permitting from the town to operate a storage facility on the property because one isn\u2019t explicitly allowed in the town\u2019s land-use plan. Council didn\u2019t seem to have any problems, however, and backed the <a id=\"N0x12bddc0N0x12e11e0:N0x12bddc0N0x12a8940\" href=\"https:\/\/silverthorne.civicweb.net\/document\/17660\/Preliminary%20Site%20Plan%20for%20the%20Buffalo%20Mountain%20.pdf?handle=C0F8818C30EE4219BB3F5C7B34AD736C\">preliminary site plan<\/a> with some conditions before final approval.
