same luxury home that broke a Breckenridge real estate record in 2009 has just done it again with a sale price of $10,100,000.<br \/>The sale of this 7-bedroom stunner at 382 Timber Trail Rd. was listed for $12,299,000 almost exactly a year ago. Thanks to the team work of two small-town seasoned real estate agents looking to bring their clients together, both buyers and sellers walked away happy.<br \/>\u201cWhen agents in a small community work together as a team, we can make things happen,\u201d said Mary D. Brooks of RE\/MAX Properties of the Summit, the listing broker for the recent home sale and the selling broker in 2009. \u201cIt\u2019s important to realize the deal isn\u2019t about us \u2014 we\u2019re helping the buyer buy and the seller sell.\u201d<br \/>Stephany Epps, the selling broker with Breckenridge Associates Real Estate, had clients looking for a true ski-in, ski-out home. She contacted Brooks wondering if her client would sell.<br \/>\u201cI gave my client a call and she said \u2018yes,\u2019 so we listed the property on April 20, 2018,\u201d Brooks said.<br \/>Brooks held several open houses and the comments were always the same. People were always amazed by the location, the mountain feel and the seclusion.<br \/>\u201cIt\u2019s like being in nature when you sit in the living room looking out the big windows, Brooks said.<\/p>\n<p><strong>Luxury property nuances<\/strong><br \/>This Timber Trail Road home is one of just three true ski-in, ski-out properties in Breckenridge, Brooks said. Located right on Trygve\u2019s run, this home is a classic mountain estate with elegant, rustic finishes like the striking exposed wood beams that complete the beautiful living area and its floor-to-ceiling views of the ski area. Architect Suzanne Allen Sabo from Allen-Guerra Architects, and builder Ethan Guerra Inc. from Avalanche Construction are the creative minds behind the project, originally built in 2006.<br \/>The only challenge for a home like this is the lack of available comps in the market, Brooks said.<br \/>\u201cWith this house, there are no comps. It\u2019s unique \u2014 you\u2019re not going to find anything like it,\u201d she said.<br \/>The agents found out that the house under construction next door was probably going to end up costing in the $12 million range but other than that, the market had to tell them what the home was worth.<br \/>\u201cBasically, it\u2019s worth what someone is willing to pay,\u201d Brooks said. \u201cThese buyers knew this location was incredible.\u201d<\/p>\n<p><strong>Experienced brokers matter<\/strong><br \/>Anyone buying or selling a home needs to do their research when choosing a real estate agent. In communities like Breckenridge where realtors are plentiful, Brooks said it\u2019s important to look at how long the agent has been in the business.<br \/>\u201cThrough doing a lot of business, you learn the ins and outs and the things to advise your clients about,\u201d she said. \u201cThere\u2019s a lot of knowledge there when you\u2019re dealing with an agent that is seasoned.\u201d<br \/>In urban markets, neighborhoods can often mean a lot of the same homes of the same size, value, age and even identical floor plans. In Breckenridge, homes are unique \u2014 there aren\u2019t a lot of cookie-cutter developments here.<br \/>\u201cIt\u2019s super important that Buyers and Sellers are making good investment choices by using the right broker,\u201d she said. People love Breckenridge. We have so much to offer in the winter and the summer. It\u2019s a great place to come to and get away from it all.<\/p>\n<p><strong>About the brokers<\/strong><br \/>Mary D.
