For most of April, <a href=\"https:\/\/www.summitdaily.com\/news\/real-estate-home-showings-no-longer-allowed-in-colorado\/\">in-person showings were prohibited<\/a> to help prevent the spread of COVID-19, a restriction that forced brokers to get creative.&nbsp;<\/p>\n<p>Gov. Jared Polis announced one-on-one showings can begin again April 27, when the state moves into its \u201csafer at home\u201d initiative, provided the Summit County Public Health Department does not implement stricter rules locally. Under these new rules, Realtors can show properties by appointment while maintaining social distancing practices. Open houses, however, are still restricted.<\/p>\n<p>Nationwide, the number of showings have dropped dramatically since early March. According to <a href=\"https:\/\/www.showingtime.com\/impact-of-coronavirus\/\" target=\"_blank\" rel=\"noopener noreferrer\">data from ShowingTime.com<\/a><i class=\"fas fa-external-link-alt\"><\/i>, a website that tracks real estate statistics across the country, the average number of weekly showings have dropped 42% since March 11.&nbsp;<\/p>\n<p>Dana Cottrell, president of the Summit Association of Realtors, said the only way to get potential buyers into properties under the no-showings restriction was if the properties were under contract, which made it difficult to market and sell to buyers.&nbsp;<\/p>\n<div class=\"row\">\n<div class=\"col\">\n<div class=\"row sd-donation sd-donation-mobile p-0\">\n<div class=\"col-xl-4 p-2\">\n<div data-bg=\"url(https:\/\/cdn.summitdaily.com\/wp-content\/uploads\/sites\/2\/2020\/03\/SDN-logo-white-1.png)\" class=\"p-0 mt-2 mb-2 h-75 text-center rocket-lazyload\"><img decoding=\"async\" src=\"https:\/\/cdn.summitdaily.com\/wp-content\/uploads\/sites\/2\/2020\/03\/SDN-logo-white-1.png\" class=\"logo m-0 p-0 invisible\"><\/div>\n<\/div>\n<div data-bg=\"url(https:\/\/cdn.summitdaily.com\/wp-content\/uploads\/sites\/2\/2020\/03\/sdn-banner-paypal.jpg)\" class=\"col-xl-8 p-3 text-center rocket-lazyload\">\n<h3 class=\"d-inline mr-3\">Support Local Journalism<\/h3>\n<p><button class=\"btn d-inline\" type=\"button\"><a href=\"https:\/\/www.summitdaily.com\/donate\/?utm_source=article&amp;utm_medium=website&amp;utm_campaign=donation&amp;utm_term=&amp;utm_content=mid-article\">Donate<\/a><\/button><\/div>\n<\/div>\n<p><\/div>\n<\/div>\n<p>\u201cBuying real estate is something you want to touch and feel,\u201d she said.&nbsp;<\/p>\n<p>Jack Wolfe, a real estate broker with LIV Sotheby\u2019s International Realty, said his agency leaned heavily on a <a href=\"https:\/\/triplecreekranchcolorado.com\/#!\/\">virtual software for showings called Matterport<\/a>. The software allows buyers to go on a virtual 3D tour of homes.&nbsp;<\/p>\n<p>\u201cYou can sit at your place in Iowa at 11 o\u2019clock in your pajamas, and you can drive your way through my listings,\u201d he said.&nbsp;<\/p>\n<p>Dennis Clauer, a broker and owner of Real Estate of the Summit, also relied on 3D and virtual tours while the restrictions were in place. With the allowance of one-on-one showings, he said it\u2019s going to be a lot easier to sell properties.&nbsp;<\/p>\n<p>\u201cPeople really like to be able to walk the grounds and see the location,\u201d he said. \u201cTo some degree, it\u2019s an emotional buy.\u201d<\/p>\n<p>Despite the restrictions on what Realtors are able to do, brokers have seen a pent-up demand from buyers. Cottrell, Wolfe and Clauer all have noticed an increase in search traffic while people are at home with little to do.&nbsp;<\/p>\n<p>Google Analytics and website traffic statistics show that people are still interested in properties, Clauer said.&nbsp;<\/p>\n<p>\u201cThe web traffic relative to last year is actually up,\u201d he said. \u201cIt could be due to increasing interest. I hope that it\u2019s not boredom.\u201d<\/p>\n<p>In March, sales were down 26% from March 2019, according to the Association of Realtors data. April numbers aren\u2019t looking any better.<\/p>\n<p>Numbers from March 20 to April 20 show that 88 listings in the county have sold. In the same time frame last year, 131 listings were sold, according to real estate data from the association.<\/p>\n<p>Wolfe said there has been a big impact from April 1 in his agency\u2019s data. In 2019, from April 1-20, LIV Sotheby\u2019s had 69 closings, while in 2020, the agency has seen 20 closings in that same time frame.&nbsp;&nbsp;\u200b<\/p>\n<p>While sales are down, Clauer believes the numbers reflect more of a pause than an indication that the market is taking a significant hit.&nbsp;<\/p>\n<p>\u201cPeople, they\u2019re most concerned about themselves and their family,\u201d he said. \u201cI feel pretty comfortable that we\u2019ll see a change next month.\u201d<\/p>\n<p>Once restrictions are able to be lifted, the brokers believe the economy will bounce back quickly.&nbsp;<\/p>\n<p>\u201cIn the short term, we\u2019re going to see a slowdown in the purchase of real estate,\u201d Wolfe said. \u201cBut I think we\u2019re going to be every bit strong later in the year and next year in terms of the sale of real estate.\u201d<\/p>\n<p><a href=\"https:\/\/www.summitdaily.com\/news\/covid-19-restrictions-drive-home-sales-down-but-realtors-remain-hopeful\/\" target=\"_blank\" rel=\"noopener noreferrer\">via:: Summit Daily<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>A view of apartments and condominiums overlooking Dillon Reservoir and marina April 22 in Dillon.Liz Copan \/ ecopan@summitdaily.com FRISCO \u2014 Like for other industries, Realtors in Summit County have had to adjust to a new normal.
