{"id":2407193,"date":"2018-12-13T07:36:00","date_gmt":"2018-12-13T14:36:00","guid":{"rendered":"https:\/\/www.aspentimes.com\/news\/once-again-new\/"},"modified":"2018-12-13T07:36:00","modified_gmt":"2018-12-13T14:36:00","slug":"once-again-new","status":"publish","type":"post","link":"https:\/\/alwaysmountaintime.com\/kspn\/local-news\/once-again-new\/","title":{"rendered":"Once again new"},"content":{"rendered":"<p class=\"Special Sections-ATW-ATW_Body_Serif\">Whether carving down Fanny Hill with eyes fixed on the horizon or approaching the sculpture-adorned roundabout at Brush Creek Road on a recent December day, it is clear that Snowmass is not your grandparents&#8217; village anymore.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Snowmass Base Village will light up for its grand opening Saturday, Dec. 15, marking the completion of a development more than 13 years in the making. Combined with more recent investments on the mountain and in the town, the face of Snowmass is starting to shift.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">From millions of dollars in development to younger buyers moving in and replacing the stalwarts who helped establish the town, Snowmass is &#8220;once again new,&#8221; one area real estate agent said. Development away from the mountain continues with plans for an extensive remodel at the 50-year-old town center, another building at the preschool campus and the newly opened fire station.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">With the time, pricetag and size of the $600 million Base Village investment, the significance of this weekend for Snowmass is recognized well beyond the village.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">&#8220;The Base Village area does represent a standout in the western communities,&#8221; said Tom Foley, who tracks lodging trends for more than 20 mountain resorts and is senior vice president of business operations and analysis for Inntopia. &#8220;It was, clearly, a significant project that changes the landscape and the skyline of Snowmass&#8217; base area.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Chris Linsmayer of Colorado Ski Country, the trade association for 24 of the state&#8217;s resorts (not including Vail Resorts properties), said the Snowmass investment is unmatched across the state in recent memory.<\/p>\n<div id=\"single-mid-script\" class=\"p402_hide\">\n<h2>Recommended Stories For You<\/h2>\n<\/p><\/div>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">&#8220;It&#8217;s certainly the biggest investment across our memberships,&#8221; Linsmayer said.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">National Ski Area Association director of marketing and communications Adrienne Saia Isaac said, &#8220;The improvements that Snowmass are making are things that we do see across the nation.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">The National Ski Area Association, based in Lakewood, represents more than 300 of the approximately 400 U.S. ski resorts.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">From the 2016-17 season to 2017-18, overall expenditures for capital improvements \u2014 aka high-dollar projects over a long period of time \u2014 increased nearly 30 percent, according to Isaac.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">These areas include new, expanded or improved lift infrastructure, snowmaking, summer operations and children&#8217;s activities.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">In Snowmass, significant investment can be seen starting at the base area and spanning all the way up the hill. Aspen Skiing Co. has pumped more than $100 million in on-mountain amenities at Snowmass Ski Area over the past 13 years.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Aimed at boosting summer tourism at Snowmass, Skico&#8217;s $10 million Lost Forest adventure center at Elk Camp, along with several miles of added biking and hiking trails, opened in June.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Other on-mountain investments in the past decade-plus include the Elk Camp gondola and Meadows beginner&#8217;s area, expanded snowmaking, new and remodeled restaurants, new and realigned chairlifts and the addition of a children&#8217;s center.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Skico no longer releases actual visits, but Forest Service documents from 2017 said the ski area averages 750,000 winter visits with &#8220;modest fluctuations.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">While it is &#8220;five to 10 years&#8221; too soon to understand what return on investment Skico will see, said senior vice president of strategy and business development Rich Burkley, he anticipates its third Limelight Hotel alone will increase not only skier visits, but year-round guests.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">A &#8220;key component&#8221; of the 99-room hotel is that it will be open all year, Burkley said, adding that Base Village boasts enough hot beds that Skico hopes Snowmass will see even more year-round visitors.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">OFF THE MOUNTAIN<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">While Base Village and the mountain are the more obvious examples, changes in Snowmass extend throughout the village, well beyond the resort.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">The bulk of the Snowmass Mall selling in June for $28.5 million, as well as the sale of Snowmass Club last week for $18.5 million, represent a change for two major developments in the village.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">At the Snowmass Center, the town&#8217;s other commercial node, plans are underway for a significant remodel and expansion of the town&#8217;s nearly 50-year-old center (no pricetag has been put on that project yet).<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">The Snowmass-Wildcat Fire Protection District \u2014 which will be called the Roaring Fork Fire Authority after its merger with Basalt fire is official Jan. 1 \u2014 moved into its new, state-of-the-art $19 million station this fall.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Snowmass&#8217; sole preschool, the Little Red School House, plans to build a new, two-story building on its campus in an effort to accommodate more families locally.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Let&#8217;s not forget, either, that after five years of Town Council discussions, Snowmass will welcome pot shops next year after its moratorium on marijuana ends April 1.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">THE MAKE UP<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">As Snowmass&#8217; vista is changing, so too are the people who are buying into it.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Upon reviewing all of her closings in Snowmass this year, broker Leah Moriarty said the majority were younger families and professionals seeking a slice of heaven within the village.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">While attributing some part of the changing demographic to the natural cycle of life, Moriarty said she has &#8220;absolutely&#8221; seen a surge in recent years of younger buyers interested in calling Snowmass Village home, be it full-time or part-time.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Mark Lewis, another longtime Snowmass broker, echoed Moriarty&#8217;s experience as of late: &#8220;We are seeing, I think, a lot of the older matriarchs and patriarchs cash out, and we are seeing the demographics that are coming in get younger, most recently with Snowmass and Base Village starting up again.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Comparing the anticipation of Snowmass&#8217; next chapter with the excitement of the ski area&#8217;s opening in 1967, Lewis said, &#8220;Snowmass is once again new.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">When reached Dec. 7, Lewis had closed on a property that day for a couple from Denver, in their mid-30s, with young children.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">&#8220;It&#8217;s reflective of the people who bought back then,&#8221; Lewis said of Snowmass&#8217; new buyers. &#8220;It&#8217;s come full-circle.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Asked about other factors enabling younger buyers, Moriarty \u2014 after quipping, &#8220;What is there not to love about this place?&#8221; \u2014 pointed to technology and the ability for people to work remotely.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">&#8220;The function of being able to do their business from anywhere has changed the world,&#8221; Moriarty said. &#8220;People are investing in these little resorts across the country because they can do their business from anywhere.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">For exactly this reason, Dwayne Romero of The Romero Group, which bought 80,000 square feet of the Snowmass Mall in late June, is opening a co-working space on the mall in January.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Created using the &#8220;Proximity&#8221; app software, Romero said &#8220;Engage Coworking&#8221; will offer office spaces, rooms, a kitchen and showers, open and available to all 24\/7 at daily or monthly rates.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Romero believes the 5,500-square-foot space, located above the new Strafe Outerwear shop \u2014 a local company founded by two young entrepreneurs \u2014 &#8220;is answering a bona fide need in the market and the community.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">&#8220;The mountain lifestyle is that much more accessible given the leverage of technology,&#8221; Romero said, adding that, &#8220;Snowmass is definitely becoming more of a hot spot than it was 10 to 20 years ago.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">A LONG TIME COMING<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Finally, capturing the importance of this weekend for Snowmass means understanding a quick history.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Skico bought 500 acres of the base property in 1999 and formed a partnership with Intrawest Corp. in 2001. The town of Snowmass granted them land-use approvals for the development in 2004.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">The partnership started construction in 2005, but sold to Related WestPac in 2007.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">While Skico had intended to sell Base Village at some point, an unexpected offer from Related at the time advanced that process, Skico managing partner Jim Crown had said.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Construction of Base Village came to a stop the following year with the economic recession, and remained so for about eight years.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">In December 2016, a joint venture formed among Skico, East West Partners and KSL Capital Partners bought Base Village from Related.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">East West, a development firm founded in 1986 to develop Beaver Creek, serves as the main operator of Base Village.<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">Asked why Snowmass, East West managing partner Andy Gunion said, &#8220;In looking at ski resorts, there are only handful that we think justify a village and the type of investment we&#8217;ve made.&#8221;<\/p>\n<p class=\"Special Sections-ATW-ATW_Body_Serif\">&#8220;Skiing&#8217;s always going to be the anchor in Snowmass, and (it) should be,&#8221; Gunion said, &#8220;but the more we can add to that, it just makes the place even better.&#8221;<\/p>\n<p class=\"STND-STND BodyText Tagline\"><a href=\"mailto:erobbie@aspentimes.com\">erobbie@aspentimes.com<\/a><\/p>\n<p><a href=\"https:\/\/www.aspentimes.com\/news\/weekly\/once-again-new\/\" target=\"_blank\">via:: The Aspen Times<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Whether carving down Fanny Hill with eyes fixed on the horizon or approaching the sculpture-adorned roundabout at Brush Creek Road on a recent December day, it is clear that Snowmass is not your grandparents&#8217; village anymore.
