{"id":2442185,"date":"2019-03-26T22:56:01","date_gmt":"2019-03-27T04:56:01","guid":{"rendered":"https:\/\/www.aspentimes.com\/news\/base-village-developers-plan-for-fanny-hill-residential-development-at-snowmass\/"},"modified":"2019-03-26T22:56:01","modified_gmt":"2019-03-27T04:56:01","slug":"base-village-developers-plan-for-fanny-hill-residential-development-at-snowmass","status":"publish","type":"post","link":"https:\/\/alwaysmountaintime.com\/kspn\/local-news\/base-village-developers-plan-for-fanny-hill-residential-development-at-snowmass\/","title":{"rendered":"Base Village developers plan for Fanny Hill residential development at Snowmass"},"content":{"rendered":"<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"620\" height=\"413\" src=\"https:\/\/cdn.aspentimes.com\/wp-content\/uploads\/sites\/5\/2019\/03\/fannyhill-svs-032719-4.jpg\" class=\"attachment-large size-large wp-post-image\" alt srcset=\"https:\/\/cdn.aspentimes.com\/wp-content\/uploads\/sites\/5\/2019\/03\/fannyhill-svs-032719-4.jpg 620w, https:\/\/cdn.aspentimes.com\/wp-content\/uploads\/sites\/5\/2019\/03\/fannyhill-svs-032719-4-300x200.jpg 300w\" sizes=\"auto, (max-width: 620px) 100vw, 620px\"><\/figure>\n<p class=\"STND-STND BodyText\">With construction ramping up on the next phase of Base Village and an inaugural season that\u2019s winding down, the developers are eyeing their next big project a few hundred yards up the hill.<\/p>\n<p class=\"STND-STND BodyText\">East West Partners and its joint venture with Aspen Skiing Co. and KSL plan to build 10 three- and four-bedroom homes with underground parking, as well as one employee-housing unit, on Fanny Hill.<\/p>\n<p class=\"STND-STND BodyText\">Originally called the Fanny Hill Townhomes, plans for the residential development are tied to the initial Base Village approvals in 2004.<\/p>\n<p class=\"STND-STND BodyText\">\u201cOur plans are for a very similar project, but one that would have 10 single-family homes, instead of 10 town homes,\u201d said Peter Goergen, East West chief financial officer and Fanny Hill project manager.<\/p>\n<p class=\"STND-STND BodyText\">In other words, they plan to build 10 smaller homes versus five larger duplexes, he said.<\/p>\n<p class=\"STND-STND BodyText\">Located about 300 yards up Fanny Hill and just down from Wood Road, Goergen touted the site as \u201cone of the best remaining locations in North American ski country\u201d to develop residential property.<\/p>\n<p class=\"STND-STND BodyText\">\u201cIt\u2019s something different than what we\u2019re doing in Base Village and it\u2019s a once-in-a-lifetime location and opportunity to create 10 homes that are different than everything else that exists in Snowmass currently.\u201d<\/p>\n<p class=\"STND-STND BodyText\">The plan currently calls for six three-bedroom homes at about 2,900-square feet, four four-bedroom homes each equaling 3,600 square feet, and one employee-housing unit at 900 square feet.<\/p>\n<p class=\"STND-STND BodyText\">All told, the project is expected to occupy about 24,500 square feet above the ground, Goergen said.<\/p>\n<p class=\"STND-STND BodyText\">While the project carries entitlements from 2004, East West must seek approvals from the town for any modifications to the original plan, he said.<\/p>\n<p class=\"STND-STND BodyText\">\u201cI don\u2019t think we\u2019re doing anything drastically different,\u201d Goergen said, adding, \u201cOur plan is to meet with (the town of Snowmass) in the near future.\u201d<\/p>\n<p class=\"STND-STND BodyText\">East West is working with Lake Flato Architects out of Texas, Goergen said, to create a look that is \u201cconsistent with a lot of the modern architecture that you\u2019ll find in and around Aspen-Snowmass.\u201d<\/p>\n<p class=\"STND-STND BodyText\">He said they are a couple of weeks away from seeing project renderings.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe\u2019re working with them on a concept that is much more modern in the architectural style, but that still feels warm and of the mountains in Colorado,\u201d Goergen said.<\/p>\n<p class=\"STND-STND BodyText\">East West could break ground on the underground parking garage as early as fall, Goergen said.<\/p>\n<p class=\"STND-STND BodyText\">The developers\u2019 goal is to complete the ski-in, ski-out homes by December 2021.<\/p>\n<p class=\"STND-STND BodyText Tagline\"><a href=\"mailto:erobbie@aspentimes.com\">erobbie@aspentimes.com<\/a><\/p>\n<p><a href=\"https:\/\/www.aspentimes.com\/news\/snowmass\/base-village-developers-plan-for-fanny-hill-residential-development-at-snowmass\/\" target=\"_blank\" rel=\"noopener noreferrer\">via:: The Aspen Times<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>With construction ramping up on the next phase of Base Village and an inaugural season that\u2019s winding down, the developers are eyeing their next big project a few hundred yards up the hill.
