{"id":2442991,"date":"2019-04-15T21:44:00","date_gmt":"2019-04-16T03:44:00","guid":{"rendered":"https:\/\/www.aspentimes.com\/news\/downvalley-housing-prices-up-this-year\/"},"modified":"2019-04-15T21:44:00","modified_gmt":"2019-04-16T03:44:00","slug":"downvalley-housing-prices-up-this-year","status":"publish","type":"post","link":"https:\/\/alwaysmountaintime.com\/kspn\/local-news\/downvalley-housing-prices-up-this-year\/","title":{"rendered":"Downvalley housing prices up this year"},"content":{"rendered":"<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"620\" height=\"465\" src=\"https:\/\/cdn.aspentimes.com\/wp-content\/uploads\/sites\/5\/2019\/04\/housingmarket-gpi-0416191.jpg\" class=\"attachment-large size-large wp-post-image\" alt srcset=\"https:\/\/cdn.aspentimes.com\/wp-content\/uploads\/sites\/5\/2019\/04\/housingmarket-gpi-0416191.jpg 620w, https:\/\/cdn.aspentimes.com\/wp-content\/uploads\/sites\/5\/2019\/04\/housingmarket-gpi-0416191-300x225.jpg 300w\" sizes=\"auto, (max-width: 620px) 100vw, 620px\"><figcaption><strong>As the first-quarter numbers are coming in, the upward trend in the housing market in the Roaring Fork Valley doesn\u2019t show any sign of reversing.<\/strong><br \/><em>Chelsea Self \/ Post Independent<\/em><\/figcaption><\/figure>\n<p class=\"STND-STND BodyText\">Townhouses, condos and duplexes in portions of the Roaring Fork and Colorado River valleys sold at higher median sales prices to open 2019, according to the Colorado Association of Realtors.<\/p>\n<p class=\"STND-STND BodyText\">In Carbondale, for the months of January and February, the median sales price for the townhouse-condo category jumped 21.1% when put alongside last year\u2019s data spanning the same timeframe.<\/p>\n<p class=\"STND-STND BodyText\">\u201cI don\u2019t think anything, personally in my opinion, is affordable in Carbondale,\u201d CAR spokesperson for the Glenwood Springs Association of Realtors Erin Bassett said Monday.<\/p>\n<p class=\"STND-STND BodyText\">During those same months in 2018, the median sales price for townhouses, condos and duplexes, which included many of Carbondale\u2019s deed-restricted \u201caffordable-housing\u201d units, amounted to $565,500. In 2019 so far, that number has increased to $685,000.<\/p>\n<p class=\"STND-STND BodyText\">As the first-quarter numbers are coming in, the upward trend in the housing market doesn\u2019t show any sign of reversing.<\/p>\n<p class=\"STND-STND BodyText\">\u201cIt\u2019s just crazy,\u201d Bassett said.<\/p>\n<p class=\"STND-STND BodyText\">Heading downvalley, year-to-date through February, townhouses, condos and duplexes in the Glenwood Springs market had a median sales price of $341,500, marking an 8.4% increase from last year\u2019s same window of time.<\/p>\n<p class=\"STND-STND BodyText\">During the first two months of 2018, the Glenwood townhouse-condo sector\u2019s units had a median sales price of $315,000.<\/p>\n<p class=\"STND-STND BodyText\">\u201cThe question is, what is affordable?\u201d Bassett asked. \u201cThat\u2019s the biggest question, because prices continue to rise but people\u2019s wages aren\u2019t going up.\u201d<\/p>\n<p class=\"STND-STND BodyText\">New Castle\u2019s townhouse-condo category experienced the largest median sales price percent increase from the beginning of the year through February at 39.8%.<\/p>\n<p class=\"STND-STND BodyText\">For the first two months of the year in 2018, the median sales price for those types of units in New Castle was $189,500. In 2019 so far, that number is roughly $265,500.<\/p>\n<p class=\"STND-STND BodyText\">\u201cThe Colorado River Valley is just as beautiful as the Roaring Fork River Valley, and you can get a lot more for your money the farther west you go,\u201d Bassett said.<\/p>\n<p class=\"STND-STND BodyText\">Silt\u2019s median sales price for the townhouse-condo category was $265,000 during the same period last year. In 2019, however, it was $305,000, marking a 15.1% change.<\/p>\n<p class=\"STND-STND BodyText\">\u201cI think that one of the things that also drives our prices is the lack of land,\u201d Bassett said. \u201cWe only have so much land to build on.\u201d<\/p>\n<p class=\"STND-STND BodyText\">In Rifle, the townhouse-condo category\u2019s median sales price was $165,000 to open last year.
