Hyman Ave. for $3.8 million.<\/p>\n<p class=\"STND-STND BodyText\">But after they had one meeting in front of the city\u2019s historic preservation commission in April to get an addition approved, they realized it would require an extensive review process and didn\u2019t want to deviate from their plans.<\/p>\n<p class=\"STND-STND BodyText\">So they walked away from the contract and withdrew their application.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe fell in love with that house and made up a plan to make it economically viable so we could just break even,\u201d Lambert said Tuesday. \u201cIt\u2019s kind of a shame.\u201d<\/p>\n<p class=\"STND-STND BodyText\">He noted that he and Bond are in the renovation and restoration business; they redeveloped two houses on West Hopkins Avenue and others in New Orleans, where they live primarily.<\/p>\n<p class=\"STND-STND BodyText\">The city <a id=\"N0x13f9210N0x140a180:N0x13f9210N0x135f508\" href=\"https:\/\/www.aspentimes.com\/trending\/city-of-aspen-to-sell-historic-west-end-home-for-3-5-million\/\">bought the property<\/a> in 2007 for $3.5 million and historically designated it out of concern that the owner would demolish it.<\/p>\n<p class=\"STND-STND BodyText\">Historic preservation officials noted the home\u2019s architecture reflects the history of Aspen as it became a ski resort. The chalet-style, two-story house was built in 1954, according to Amy Simon, the city\u2019s historic preservation officer.<\/p>\n<p class=\"STND-STND BodyText\">It was used for workforce housing for several years, and has been empty for the past two years while it\u2019s on the market.<\/p>\n<p class=\"STND-STND BodyText\">The original asking price was almost $4.9 million.<\/p>\n<p class=\"STND-STND BodyText\">Andrew Ernemann, a real estate broker that represents the city, said it is still listed at $3.75 million.<\/p>\n<p class=\"STND-STND BodyText\">The house cannot be torn down or significantly altered. But additional square footage is allowed above and below ground.<\/p>\n<p class=\"STND-STND BodyText\">In a letter to the preservation commission in March, Lambert wrote that the house would continue its small and non-competitive footprint in the Aspen housing market.<\/p>\n<p class=\"STND-STND BodyText\">\u201cNothing insures (sic) preservation more than being wanted and desirable,\u201d he wrote. \u201cBeing small and unwanted and vacant is the greatest threat to a building\u2019s survival. Laws and rules are not as effective as being improved, and lived in.\u201d<\/p>\n<p class=\"STND-STND BodyText\">At their April 24 meeting, commission members expressed concerns about preserving the integrity of the back of the house, and the design compatibility between the historic resource and the new two-story addition.<\/p>\n<p class=\"STND-STND BodyText\">The commission followed Simon\u2019s <a id=\"N0x13f9210N0x140a240:N0x13f9210N0x135faa8\" href=\"http:\/\/aspen.siretechnologies.com\/SIREPub\/mtgviewer.aspx?meetid=1851&amp;doctype=AGENDA\">recommendation<\/a> to further study the plan.<\/p>\n<p class=\"STND-STND BodyText\">According to the <a id=\"N0x13f9210N0x140a2a0:N0x13f9210N0x135fbc8\" href=\"https:\/\/legistarweb-production.s3.amazonaws.com\/uploads\/attachment\/pdf\/363737\/coa.hpc.042419.pdf\">minutes<\/a> of that April meeting, Doug Rager, the architect for the applicants, said he agreed with staff and said, \u201cIt\u2019s a tough one because this is what the applicants think they need and want and asked me to come to you. I got my answer, so I think we will leave it on the books for now. I suspect they will not go forward with the purchase and I\u2019ve been trying to lecture them that this wouldn\u2019t fly, but here we are now.\u201d<\/p>\n<p class=\"STND-STND BodyText\">Simon said this week that it\u2019s normal for a project to take a couple of hearings and adjustments before getting approval from HPC.<\/p>\n<p class=\"STND-STND BodyText\">Ernemann said he has had interest in the property from potential buyers and continues to show it, adding that the historic designation is its biggest asset, but it also requires patience in the review process.<\/p>\n<p class=\"STND-STND BodyText\">\u201cIt can be arduous and time-consuming but that is what makes it an appealing neighborhood, just like the rest of Aspen,\u201d Ernemann said.<\/p>\n<p class=\"STND-STND BodyText\">Scott Miller, the city\u2019s interim city manager and public works director, said he plans to bring the property to Aspen City Council for further direction on what its future should be.<\/p>\n<p class=\"STND-STND BodyText Tagline\"><a href=\"mailto:csackariason@aspentimes.com\">csackariason@aspentimes.com<\/a><\/p>\n<p> <a href=\"https:\/\/www.aspentimes.com\/news\/local\/3-8m-deal-to-sell-city-of-aspens-west-end-house-falls-through\/\" target=\"_blank\" rel=\"noopener noreferrer\">via:: The Aspen Times<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>A West End house that the city of Aspen owns is still up for sale after a prospective buyer walked away from his offer this spring.
