{"id":2446639,"date":"2019-07-22T22:48:00","date_gmt":"2019-07-23T04:48:00","guid":{"rendered":"https:\/\/www.aspentimes.com\/news\/aspens-new-lodge-will-have-onsite-parking-over-turkish-bath\/"},"modified":"2019-07-22T22:48:00","modified_gmt":"2019-07-23T04:48:00","slug":"aspens-new-lodge-will-have-onsite-parking-over-turkish-bath","status":"publish","type":"post","link":"https:\/\/alwaysmountaintime.com\/kspn\/local-news\/aspens-new-lodge-will-have-onsite-parking-over-turkish-bath\/","title":{"rendered":"Aspen\u2019s new lodge will have onsite parking over Turkish bath"},"content":{"rendered":"<figure class=\"wp-block-image p402_hide\">\n<div class=\"caption-container\"><img loading=\"lazy\" decoding=\"async\" width=\"620\" height=\"465\" src=\"https:\/\/cdn.aspentimes.com\/wp-content\/uploads\/sites\/5\/2019\/07\/Base1-atd-072319-1.jpg\" class=\"attachment-large size-large wp-post-image\" alt srcset=\"https:\/\/cdn.aspentimes.com\/wp-content\/uploads\/sites\/5\/2019\/07\/Base1-atd-072319-1.jpg 620w, https:\/\/cdn.aspentimes.com\/wp-content\/uploads\/sites\/5\/2019\/07\/Base1-atd-072319-1-300x225.jpg 300w\" sizes=\"auto, (max-width: 620px) 100vw, 620px\"><\/div>\n<\/figure>\n<p class=\"STND-STND BodyText\">Onsite parking won out over a <a id=\"N0xfb8f30N0xfc1a80:N0xfb8f30N0xff19b0\" href=\"https:\/\/www.google.com\/search?q=Turkish+baths&amp;rlz=1C5CHFA_enUS779US780&amp;source=lnms&amp;tbm=isch&amp;sa=X&amp;ved=0ahUKEwj5_8aXhMrjAhWQrVkKHRCADFcQ_AUIESgB&amp;biw=1440&amp;bih=592\">Turkish bath<\/a> as the subgrade level for a new lodge to be built on the eastern side of downtown Aspen.<\/p>\n<p class=\"STND-STND BodyText\">Aspen City Council on Monday tentatively agreed to allow developer Mark Hunt to eliminate a floor in his proposed <a id=\"N0xfb8f30N0xfc1ae0:N0xfb8f30N0xff1ad0\" href=\"https:\/\/www.aspentimes.com\/news\/new-hotel-plans-resurrected-for-downtown-aspen\/\">Base 1 lodge<\/a> as a way to make the project work economically.<\/p>\n<p class=\"STND-STND BodyText\">Hunt said he preferred that remaining level be amenity space for lodge guests rather than parking for between 12 and 15 vehicles, which will be valeted.<\/p>\n<p class=\"STND-STND BodyText\">\u201cIt\u2019s hard to think 12 or 15 parking spaces will wag the dog,\u201d he told council, adding he wanted more space to accommodate local businesses.<\/p>\n<p class=\"STND-STND BodyText\">Hunt said because Base 1 is designed like a \u201cmicro hotel\u201d and the lodge rooms are 200 square feet, the rest of the building is planned to be communal space.<\/p>\n<p class=\"STND-STND BodyText\">But the majority of council members, who all support the project, agreed that they didn\u2019t want the burden of off-site parking to fall to neighbors of the project.<\/p>\n<p class=\"STND-STND BodyText\">The lodge will replace the old Buckhorn Arms building at the corner of Original Street and Cooper Avenue. It\u2019s currently home to Domino\u2019s Pizza, Bamboo Bear and a few affordable-housing units.<\/p>\n<p class=\"STND-STND BodyText\">Councilwoman Rachel Richards said with the street level of the 38-room lodge reserved for commercial activity and guest services, as well as a designated public area on the rooftop, there is enough amenity space to have parking onsite.<\/p>\n<p class=\"STND-STND BodyText\">\u201cThis is a neighborhood,\u201d she said. \u201cI wish I could make the numbers work for you but I can\u2019t dish off the parking.\u201d<\/p>\n<p class=\"STND-STND BodyText\">Hunt had asked council for an amendment to his 2016 approval to lop off one of the two subgrade levels.<\/p>\n<p class=\"STND-STND BodyText\">Chris Bendon, the land-use consultant representing Hunt, said after doing cost estimates for the work to dig three levels down, or 35 feet, it was determined to be too expensive so one floor needed to be removed.<\/p>\n<p class=\"STND-STND BodyText\">According to a memo written by city senior planner Mike Kraemer, Hunt originally had indicated the subgrade lodge amenity level was specifically designed for lodge customers and was, in part, needed for a vibrant small-unit lodge.<\/p>\n<p class=\"STND-STND BodyText\">One of the amenities planned included a Turkish bath.<\/p>\n<p class=\"STND-STND BodyText\">Councilman Skippy Mesirow was the lone dissenter on the onsite parking option. He said he wanted a property that was fun and vibrant over parking in surrounding neighborhoods.<\/p>\n<p class=\"STND-STND BodyText\">He unsuccessfully suggested to his fellow council members that Hunt be required to provide designated offsite parking before he received a certificate of occupancy.<\/p>\n<p class=\"STND-STND BodyText\">Councilwoman Ann Mullins said realistic offsite parking locations have not been brought forward after a few years of working on the plans.<\/p>\n<p class=\"STND-STND BodyText\">\u201cThis has gone on too long,\u201d she said.<\/p>\n<p class=\"STND-STND BodyText\">Mesirow asked Hunt if removing the amenity level would make it more economically difficult for the project, to which Hunt replied in the affirmative.<\/p>\n<p class=\"STND-STND BodyText\">\u201cI\u2019m not here to make it harder for you,\u201d Mesirow said.<\/p>\n<p class=\"STND-STND BodyText\">Mayor Torre said he can\u2019t make decisions based on the applicant\u2019s financial hardships, and favored parking over amenity space.<\/p>\n<p class=\"STND-STND BodyText\">Council will finalize its vote today after square footage details on the building are hashed out between Hunt, Bendon and city planning staff.<\/p>\n<p class=\"STND-STND BodyText\">Because numbers were not shored up Monday evening, council continued the meeting to the beginning of its work session that begins at 4 p.m. Tuesday.<\/p>\n<p class=\"STND-STND BodyText\">Approved interior programming for the building includes 4,592 square feet of commercial net leasable space for retail and restaurant uses and 12,051 square feet of total lodge floor area.<\/p>\n<p class=\"STND-STND BodyText\">In 2018, Hunt received an extension on his vested rights for the approved project until 2020 as he and Bendon considered different options for the property, which included an a<a id=\"N0xfb8f30N0xfc1ba0:N0xfb8f30N0xff27c0\" href=\"https:\/\/www.aspentimes.com\/news\/local\/affordable-housing-eyed-for-downtown-aspen-property\/\">ffordable-housing complex<\/a> or a bank.<\/p>\n<p class=\"STND-STND BodyText Tagline\"><a href=\"mailto:csackariason@aspentimes.com\">csackariason@aspentimes.com<\/a><\/p>\n<p> <a href=\"https:\/\/www.aspentimes.com\/news\/local\/aspens-new-lodge-will-have-onsite-parking-over-turkish-bath\/?\" target=\"_blank\" rel=\"noopener noreferrer\">via:: The Aspen Times<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Onsite parking won out over a Turkish bath as the subgrade level for a new lodge to be built on the eastern side of downtown Aspen.
