{"id":2448121,"date":"2019-08-28T21:00:00","date_gmt":"2019-08-29T03:00:00","guid":{"rendered":"https:\/\/www.aspentimes.com\/?p=311987"},"modified":"2019-08-28T21:00:00","modified_gmt":"2019-08-29T03:00:00","slug":"aspens-newest-luxury-hotel-the-w-aspen-opens-its-doors","status":"publish","type":"post","link":"https:\/\/alwaysmountaintime.com\/kspn\/local-news\/aspens-newest-luxury-hotel-the-w-aspen-opens-its-doors\/","title":{"rendered":"Aspen\u2019s newest luxury hotel, the W Aspen, opens its doors"},"content":{"rendered":"<p class=\"STND-STND BodyText DropCap\">Thursday\u2019s opening of the <a id=\"N0x268f880N0x28a8e50:N0x268f880N0x271fb50\" href=\"https:\/\/www.marriott.com\/hotels\/travel\/asewh-w-aspen\/\">W Aspen<\/a> marks the first time in 25 years that the town has had a new luxury hotel.<\/p>\n<p class=\"STND-STND BodyText\">Approved in 2015 to replace the Sky Hotel, the new W Aspen is an 88-room hotel, along with 11 free-market residences that are currently for sale for fractional ownership.<\/p>\n<p class=\"STND-STND BodyText\">The property is the W brand\u2019s second \u201cMountain Escape,\u201d following the W Verbier in the Swiss Alps.<\/p>\n<p class=\"STND-STND BodyText\">Greg Durrer, general manager of the W Aspen, said the word \u201cescape\u201d is the W brand\u2019s way to describe an alpine resort.<\/p>\n<p class=\"STND-STND BodyText\">\u201cThe W brand has a different word for just about everything,\u201d he said Wednesday in the hotel\u2019s <a id=\"N0x268f880N0x28a8f70:N0x268f880N0x271fe20\" href=\"https:\/\/www.aspentimes.com\/magazines\/aspen-times-weekly\/food-matters-12-tasty-tidbits-at-the-new-w-aspen\/\">\u201cLiving Room,\u201d<\/a> which serves as the central point of the \u201cMountain Escape\u201d experience.<\/p>\n<p class=\"STND-STND BodyText\">For locals, the central point of the property, located at the base of Aspen Mountain, will likely be the W\u2019s \u201cWET Deck\u201d \u2014 an 8,000-square-foot rooftop area that\u2019s open to the public.<\/p>\n<p class=\"STND-STND BodyText\">It includes a heated pool, hot tubs, cabanas, couches, fire pits, DJ booth, dance floor, a U-shaped bar and 360-degree views.<\/p>\n<p class=\"STND-STND BodyText\">W Aspen and The Sky Residences at W Aspen are owned by Northridge Capital of Washington, D.C., the owner for 16 years of the former Sky Hotel.<\/p>\n<p class=\"STND-STND BodyText\">The property was co-developed by Northridge and local partner <a id=\"N0x268f880N0x28a8fd0:N0x268f880N0x27200f0\" href=\"https:\/\/www.aspentimes.com\/news\/local\/aspen-developer-looks-back-at-successes-challenges-as-w-aspen-hotel-opens\/\">Sarpa Development<\/a>.<\/p>\n<p class=\"STND-STND BodyText\">Northridge\u2019s owner and president, Dave Jackson, was on site this week helping with the final details before Thursday\u2019s grand opening.<\/p>\n<p class=\"STND-STND BodyText\">In the world of the W brand, the finishing touches are called \u201cstyling,\u201d and there is plenty of it throughout the 128,000-square-foot property.<\/p>\n<p class=\"STND-STND BodyText\">Part of Marriott International Inc., the W Aspen is a big move for W Hotels Worldwide\u2019s global reach, Jackson noted.<\/p>\n<p class=\"STND-STND BodyText\">The property\u2019s demographic are young professionals who are connected globally by social media, who have disposable incomes and who will spend money and travel the world for the W experience.<\/p>\n<p class=\"STND-STND BodyText\">When Jackson\u2019s group bought the Aspen Club Lodge, which then became the Sky Hotel run by Kimpton Hotel &amp; Restaurant Group, it was envisioned as moderately priced lodging for affluent young people.<\/p>\n<p class=\"STND-STND BodyText\">\u201cThey don\u2019t fit into The Little Nell\u201d category, Jackson said of Aspen\u2019s five-star hotel.<\/p>\n<p class=\"STND-STND BodyText\">When Northridge put out the request for proposals to would-be hotel operators, the W brand won out over nine others.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWhat drew us to the W was the continuation of the Sky clientele, the young and young at heart,\u201d Jackson said. \u201cPlus its global reach \u2026 and the ability to project that out was really appealing.\u201d<\/p>\n<p class=\"STND-STND BodyText\">Durrer said the W Aspen\u2019s introductory rate is between $300 and $500 a night.<\/p>\n<p class=\"STND-STND BodyText\">Those prices will fluctuate as the seasons change, he noted.<\/p>\n<p class=\"STND-STND BodyText\">Reservations are strong going into the first quarter of 2020, according to Durrer, and the property is attracting national and international attention within the industry.<\/p>\n<p class=\"STND-STND BodyText\">The demographic of buyers for the condos, called the <a id=\"N0x268f880N0x28a91b0:N0x268f880N0x2720840\" href=\"http:\/\/waspenskyresidences.com\/\">Sky Residences at the W Aspen<\/a>, are a bit different than the hotel guest, but align with multi-generations, said R.J. Gallagher Jr. of Forte Aspen, the firm that is selling the fractional interests.<\/p>\n<p class=\"STND-STND BodyText\">\u201cWe have buyers from the 40ish to the 80ish,\u201d he said Wednesday.<\/p>\n<p class=\"STND-STND BodyText\">Buyers are young families, empty nesters, international travelers, movers and shakers and entrepreneurs, coming from as far away as Australia and Hong Kong and as close as in state, according to Gallagher.<\/p>\n<p class=\"STND-STND BodyText\">Just shy of 40% of the fractionals have been sold, with over 50% of them being the three-bedroom condos.<\/p>\n<p class=\"STND-STND BodyText\">Sales prices range from just over $551,000 for an interest in a two-bedroom suite, to $797,000 for a three-bedroom.<\/p>\n<p class=\"STND-STND BodyText\">Each 1\/10th ownership interest provides five weeks of use by each owner. The four weeks are guaranteed throughout the year \u2014 two in the winter and two in the summer.<\/p>\n<p class=\"STND-STND BodyText\">The fifth week will be either dedicated to the winter or summer season, depending upon ownership preference and availability.<\/p>\n<p class=\"STND-STND BodyText\">People are buying into the W Aspen through word of mouth from friends and family and business relationships.<\/p>\n<p class=\"STND-STND BodyText\">\u201cIt\u2019s creating community and that\u2019s the value of the W brand,\u201d Gallagher said. \u201cIt\u2019s a rarified property in Aspen. \u2026 It\u2019s a lifestyle. It\u2019s beyond bricks and mortar.\u201d<\/p>\n<p class=\"STND-STND BodyText\">Inside the walls of the W Aspen, the town\u2019s rich history is displayed in subtle and not-so subtle ways \u2014 from the red light district that once thrived on Durant Street, to the Ute Native Americans and the silver miners of the late 19th century to the swinging counterculture of the \u201960s and \u201970s.<\/p>\n<p class=\"STND-STND BodyText\">It was all created by interior design firm Nemaworkshop and Aspen-based architects Rowland + Broughton, along with W Brand\u2019s design team.<\/p>\n<p class=\"STND-STND BodyText\">Accent pillows in the Living Room and guest rooms are inspired by local artists Herbert Bayer and Thomas Benton and pay homage to the historical residents of Durant Street, named the \u201cSoiled Doves of Durant.\u201d<\/p>\n<p class=\"STND-STND BodyText\">During the ski season, W Aspen will have a ski and snowboard shop operated by Aspen Skiing Co.\u2019s Four Mountain Sports.<\/p>\n<p class=\"STND-STND BodyText\">These so-called \u201cStrategy Rooms\u201d will rent and sell the hotel\u2019s first-edition series of snowboards, which were designed in partnership with Aspen-based High Society Freeride and created by Denver-based Never Summer.<\/p>\n<p class=\"STND-STND BodyText\">The hotel employs between 120 and 140 people, Durrer said.<\/p>\n<p class=\"STND-STND BodyText\">They will be on hand Thursday when the doors open at noon.
