A new apartment complex will soon be going up in downtown Granby. While the project may look far from completion, its developer hopes to have tenants moving in by September.
Physical construction on Granby’s newest apartment complex, the Dairy Apartments, has been underway for quite some time, though people may not know it by looking at the construction site, which is still little more than a large hole in the ground.
In April demolition work began at the site on the corner of Jasper Avenue and First Street, where the old Meadow Gold Dairy stood for many years.
Since then, construction has been mostly idle, though work has continued on factory floors in Nebraska. The Dairy Apartments will employ a modular construction and design system, wherein the complex’s 12 units are being built in factories off site before they’ll be moved to Granby and set on building foundations.
As of Monday afternoon, six of the complex’s 12 units had been delivered to Grand County and are awaiting placement.
According to Steve Reeder of Dakota Land, the project’s developer, sewer and water work is expected to start this week. Reeder hopes to have footings and a foundation poured by mid-July and plans to begin setting units on the site by the end of July. Once the units are ready to set, Reeder said, the process will happen quickly, taking just two days.
Once the units are set, workers will spend approximately one month completing finish carpentry work, stitching the units together and constructing and installing the complex’s exterior metal stairs.
The complex will feature 12 different units — one studio and 11 one-bedroom apartments. Each unit will come with a full bathroom and kitchen, washer and dryer and one dedicated parking space in the complex’s parking lot directly east of the building.
Reeder anticipates renting the units out for $1,700 to $1,750 per month and said he already has a waiting list of individuals interested in viewing units once they become available. Prospective tenants can inquire about vacancies by calling Dakota Land LLC at 402-598-3506.
