Smith Creek Crossing sales kick off last week

Granby’s long awaited Smith Creek Crossing housing development is still several months away from becoming a reality but the project took a step towards fruition last week when Sun Communities launched the website for the housing development and initiated the sale of units.

Last Friday representatives of the publically traded real estate investment company Sun Communities announced the official launch of the website for the future housing development known as Smith Creek Crossing. The launch of the website coincided with the initiation of sales. According to a spokesperson for Sun Communities the developer hopes to have units placed on the property this September with plans to have the first residents occupying units sometimes in October.

“Smith Creek Crossing, a new manufactured home development by Sun Communities in Granby will launch sales for quality, affordable home ownership in July,” reads a statement from Sun. “Smith Creek Crossing will offer a total of 310 manufactured homes starting at $149,995.”

Once completed units at Smith Creek Crossing, which Granby officials have billed as an affordable housing development, will be located on land directly north of the junction of US Highway 40 and US Highway 34 on Shorefox, north of Granby proper. Smith Creek Crossing will eventually be constructed on land southwest of Sun’s future rv resort River Run and adjacent US 40 to the west.

Smith Creek Crossing is an ancillary development that was conceptualized as Sun Communities negotiated with the Town of Granby to purchase a segment of land on the Shorefox property, which Granby owned, for their future rv resort River Run. That project raised concerns with town officials regarding the impacts of a sudden influx of employees on Granby’s already tight housing market.

To ameliorate concerns about the impacts of the River Run development on local housing markets Sun Communities purchased an additional parcel of land on Shorefox and began planning for Smith Creek Crossing.

The initial sales period for Smith Creek Crossing will be reserved exclusively for Granby residents. Starting on Oct. 12 Sun Communities will be able to sell unsold units to any full time Grand County resident.  The restrictions on sales, limiting them only to Grand County residents, will be lifted beginning on Jan. 13, 2020, at which time Sun Communities will be able to sell any still vacant units to the general public. The units are prohibited from being used as short-term rentals.

Prospective homebuyers at Smith Creek Crossing will be able to choose from one of 12 different styles of manufactured homes. Models range in size from a 1,447-square-foot two bedroom, two-bathroom models to larger 1,866-square foot four-bedroom two-bathroom models. The Smith Creek Crossing subdivision will also eventually include resident exclusive amenities such as a playscape, hot tub, dog park, fire pit and barbecue area.

Prospective homeowners who purchase a unit at Smith Creek Crossing will also be required to pay a lot rent fee. Lot rent will initially be $675 a month for standard lots and $725 a month for premium lots.

Under an agreement worked out between Sun and the Town of Granby lot rent fees at Smith Creek Crossing cannot grow by more than seven percent annually, unless otherwise approved by the Granby Board of Trustees.
