Base Village developers plan for Fanny Hill residential development at Snowmass

With construction ramping up on the next phase of Base Village and an inaugural season that’s winding down, the developers are eyeing their next big project a few hundred yards up the hill.

East West Partners and its joint venture with Aspen Skiing Co. and KSL plan to build 10 three- and four-bedroom homes with underground parking, as well as one employee-housing unit, on Fanny Hill.

Originally called the Fanny Hill Townhomes, plans for the residential development are tied to the initial Base Village approvals in 2004.

“Our plans are for a very similar project, but one that would have 10 single-family homes, instead of 10 town homes,” said Peter Goergen, East West chief financial officer and Fanny Hill project manager.

In other words, they plan to build 10 smaller homes versus five larger duplexes, he said.

Located about 300 yards up Fanny Hill and just down from Wood Road, Goergen touted the site as “one of the best remaining locations in North American ski country” to develop residential property.

“It’s something different than what we’re doing in Base Village and it’s a once-in-a-lifetime location and opportunity to create 10 homes that are different than everything else that exists in Snowmass currently.”

The plan currently calls for six three-bedroom homes at about 2,900-square feet, four four-bedroom homes each equaling 3,600 square feet, and one employee-housing unit at 900 square feet.

All told, the project is expected to occupy about 24,500 square feet above the ground, Goergen said.

While the project carries entitlements from 2004, East West must seek approvals from the town for any modifications to the original plan, he said.

“I don’t think we’re doing anything drastically different,” Goergen said, adding, “Our plan is to meet with (the town of Snowmass) in the near future.”

East West is working with Lake Flato Architects out of Texas, Goergen said, to create a look that is “consistent with a lot of the modern architecture that you’ll find in and around Aspen-Snowmass.”

He said they are a couple of weeks away from seeing project renderings.

“We’re working with them on a concept that is much more modern in the architectural style, but that still feels warm and of the mountains in Colorado,” Goergen said.

East West could break ground on the underground parking garage as early as fall, Goergen said.

The developers’ goal is to complete the ski-in, ski-out homes by December 2021.
